Course Outline

Module 1 / Commercial Real Estate Investment Analysis (4 hours)
Using time value of money techniques to measure price appreciation and depreciation, time value of money on the financial calculator, income and expense analysis techniques, proper use of the APOD, using benchmarks, how to build capitalization rates, and software applications. HP calculator required.


Module 2 / Financial Analysis for Lease Agreements (4 hours)
Using the techniques of time value of money to determine lease value. Incorporation of the cash flow T model, IRR and NPV in making quantitative decisions about lease decisions, using the Lease or Buy Analysis to determine the best financial use of capital for space occupancy.  HP calculator required.


Module 3 / Leasing Strategies for Commercial Real Estate (4 hours)
How to find landlord and tenant clients, the lease process from tenant side, lease process from landlord side, marketing for lease properties, the letter of intent, the top 22 terms and jargon.


Module 4 / Commercial Real Estate Negotiation (4 hours)
How to prepare for a commercial real estate negotiation, objection handling techniques that really work, understanding personality profiles and styles, techniques including higher authority, the role of time, and more. This workshop includes lecture, individual work, group activities.
